Getting Started
Effective 29 March 2021, the new legislation for residential tenancy regulations mandates annual smoke alarm servicing as well as electrical and gas safety checks every two years.
- Landlords: You are required to ensure all mandatory safety checks are completed and maintained for your rental properties.
- Tenants: You are entitled to request the dates of the most recent safety checks and expect these checks to be up to date. This makes accurate and organised record-keeping essential for both landlords and property managers.
Regardless of the property’s age, it still needs to meet the tenancy regulations. Compliance checks are mandatory for all properties.
At Think Compliance, we offer affordable pricing and ensure all compliance work is completed to the highest standards, in line with Residential Tenancies Regulations. We pride ourselves on providing exceptional service to our clients.
We offer cost-effective bundled services that include smoke alarm, electrical, and/or gas compliance checks. If you only require a single check (smoke alarm, gas, or electrical), you can select that option; however, please note that it will be more expensive than our bundled packages.
As it states in the Rental Tenancies Regulations smoke alarms must be inspected every year and electrical and gas appliances must be checked every two years, no matter how new the property is.
Absolutely! You can book your compliance checks directly via the ‘Book Now’ button on our website. There’s no need to go through your property manager or real estate agent—you can book directly with us.
If your property is found to be non-compliant, Think Compliance will provide a detailed quote
Services
At Think Compliance, transparency is a priority. We specialise in compliance checks for residential properties. Our pricing covers the inspection process, but it does not include any rectification work required to bring the property up to compliance standards.
If additional work is needed, our qualified tradespeople will provide a clear quote, and work will only proceed with your approval.
Services will be carried out promptly once your property is booked to ensure all necessary compliance checks are completed. Free callouts are only available if a previous inspection has deemed the property non-compliant and a rectification quote has already been issued.
Yes, all our technicians are fully licensed and have received the required training. Additionally, both Think Compliance and our contracting partners maintain full insurance to guarantee quality and safety.
Smoke Alarm Compliance
The check typically takes 15 to 30 minutes, depending on the number of smoke alarms at the property.
Smoke alarms are essential for early fire detection, providing a critical warning that allows quick evacuation and potentially saves lives. They should be installed on the ceiling in hallways, bedrooms, and common areas on each level of the home, away from corners, air vents, and windows for optimal performance.
While it’s possible to install smoke alarms yourself, it’s strongly recommended to have a licensed electrician or qualified technician handle the installation. This ensures correct placement, functionality, and compliance with safety standards.
Electrical Compliance
The check typically takes 1 to 2 hours, depending on the property size.
It helps identify faults, defects, or wear and tear that could pose safety risks. Regular testing ensures appliances are safe and in good working condition.
Landlords and property managers are responsible for ensuring appliances are tested to meet safety standards.
Appliances should be tested every two years to maintain safety and compliance.
Yes, tenants can request testing if they have safety concerns. Landlords or property managers must address these requests promptly.
Gas Compliance
Typically 1 to 2 hours, depending on the number of gas appliances at the property.
Gas appliance testing ensures appliances are safe, compliant, and free from hazards such as gas leaks. It helps identify faults and ensures appliances are in good working condition to prevent safety risks.
Only licensed gasfitters with a Type A gasfitting licence are qualified to carry out gas appliance testing in Victoria.
All gas appliances provided by the landlord, including heaters, stoves, ovens, and hot water systems, should be tested.
Yes, landlords who do not comply with gas safety regulations and fail to conduct required testing can face penalties. These penalties can vary depending on the severity of the violation.
Tenants do not need to be present, but they should be informed in advance about the scheduled testing.
